Real Estate Success – Open house strategies

If you don’t like doing open houses or have never succeeded, read on, this blog is definitely for you! Most real estate agents do the same thing at their open house, they fail to promote and they fail to connect. First thing you need to do to promote your open house is cross-market. What I mean by cross market is lets say you have a 500K listing to sell and it is a home, where might your buyer be? Probably in the same neighborhood but in a lower price range say $350K possibly a condo or townhome. You want to drop flyers in this neighborhood the day before or the morning of your open house. You will see your number of people go way up that attend your open house, not to mention the quality!
Ok here is my super secret that I usually keep for my real estate coaching clients. This will get you a quality lead and accurate guest register information, wouldn’t that be awesome! When you have a potential client walk into your open house I want you to introduce yourself and say “How can I help you today?”
This does a couple different things, first you find out who they are and what they want. How many times have you sat a open house nobody comes for 2 hours then the last 30 minutes everyone comes and you are stuck talking to the neighbor with the sick dog and there goes all your quality prospects! By using these key words this is never going to happen again. You will build an instant repore with them and find out the information you need to see if you are a good fit to work with them.
The next question I want you to ask is who is your agent? Not are you working with an agent because what are they going to say…..yes of course because they don’t want to talk to you LOL! It is really hard for them to lie when you ask this way and you can do the same thing for who is their lender, not “Are you working with a lender or are you prequalified?” Does this make sense?
You will be amazed how well this works and you will actually get accurate information on your guest register too. Last when they are leaving I want you to say I look forward to the opportunity to earn your business.
